The Preserve at Rock Creek covers 320 breathtaking acres located in the Blue Ridge Mountains. The Preserve at Rock Creek holds 215 acres of this land in a conservation easement, leaving the other 105 acres in a limited density development divided into 22 estate lots.

The information below answers some common questions about the Home Owner's Association at the Preserve at Rock Creek.

What are the Home Owners Association (HOA) fees per year?

The HOA fees are $3,000 a year.

What does the HOA cover and what is included?

  • General Liability
  • Postage

What part of the property does the HOA own?

The HOA owns the Equestrian Center meadow and the Caretaker's Cabin.  The Equestrian Center is available for use by all homeowners.

What are the restrictions on the property?

There are two sets of restrictive covenants. The first set of restrictive covenants regulates the use of home sites or lots. The second set of covenants or conservation easement documents regulate the use of the preserve area. These covenants establish a high standard of architectural and landscape design, in keeping with the environmental philosophy of The Preserve at Rock Creek. For instance, homes will be placed, and their construction materials chosen, to maximize the view for the occupants while minimizing the visibility of the homes from adjacent sites.

Landscaping will be as environmentally non-invasive as possible to encourage the propagation of native species while discouraging the introduction of harmful non-native plants. While development will be prohibited on the preserve area, members will reserve a number of rights that allow certain activities on the preserve area including: trail construction, road access, maintenance, and the construction of outdoor pavilions and picnic areas.

What utilities are in place?

Water, power, and telephone lines are in the ground for each lot with service provided by Comporium Communications. Since cable service is not available in our area, satellite systems are available from Direct TV.

What other club memberships are available?

Memberships to clubs such as Burlingame and Lake Toxaway are available to Preserve at Rock Creek property owners.

Is there a build time once I purchase a lot?

No, there is no build time once the lot is purchased.  In addition, each homeowner will have the option to hire their own contractor and builder to build their home.
